Why borrow to invest?

Investment loans, otherwise known as margin loans, involve using your existing cash, shares or managed funds as security and using the additional capital provided, by borrowing to invest in the market.


An investment loan increases the amount you have available to invest. The amount you can borrow is determined by:

  • the securities in your portfolio;
  • the Loan to Value Ratio (LVR) of your securities; and
  • a credit limit based on an assessment of your financial position.

The benefits and risks of investment lending

There are many benefits associated with investment lending:

  • you can increase the diversity across your portfolio by purchasing additional assets;
  • you gain the potential to increase the returns across your portfolio by investing larger sums of money;
  • the interest you pay on the loan may be tax deductible; and
  • you can defer taxation on capital gains as you don't have to sell down investments to purchase new investments.

Risks to consider

Like any form of lending, an investment loan also carries some level of risk, the common risks being:

  • negative market movements;
  • interest rate rises;
  • LVR reductions or removal;
  • dividends from investments not received; or
  • taxation law changes.

The key risk with investment lending is where your loan balance exceeds the limits set, you will then receive a margin call.

Margin call

A margin call usually occurs when the market value of your security portfolio falls significantly, which in turn will reduce your borrowing limit. This will also cause a rise in your gearing level, as your loan balance has not changed. If your current gearing level exceeds your maximum loan to value ratio, a margin call may occur. To provide you with some breathing space in this instance, we offer a buffer, which is added to the market value of the approved securities in your portfolio. The buffer is currently 10%, and ensures that small market fluctuations do not trigger a margin call.
